The Home Inspection Process - Andrew Alpaugh

Scott Andrew Alpaugh is longtime friends with a certified home inspector who has been in the business for over 10 years. He says that the home inspection process is a vital step for anyone who is buying or selling a property. Here's how it works:

- The home inspector will contact the seller or the seller's agent to schedule a convenient time for the inspection. The inspection usually takes about 2 to 4 hours, depending on the size and condition of the property.

- The home inspector will arrive at the property and conduct a visual and operational examination of all the major systems and components, such as the roof, foundation, plumbing, electrical, heating, cooling, insulation, ventilation, doors, windows, appliances, etc. The home inspector will also look for any signs of damage, defects, safety hazards, or potential problems that may affect the value or functionality of the property.

- The home inspector will document his findings in a detailed report that includes photos and recommendations for any repairs or improvements that may be needed. The report will also highlight any positive aspects of the property that may enhance its appeal or value. The report will be delivered to the client within 24 hours of the inspection.

- The client can use the report as a tool to negotiate with the seller or to make an informed decision about whether to buy or sell the property. The client can also ask the home inspector any questions they may have about the report or the property.

Scott Andrew Alpaugh says that a home inspection is not a pass or fail test, but rather an objective and unbiased assessment of the current condition of the property. He says that his goal is to provide his clients with accurate and reliable information that will help them make smart and confident choices about their real estate transactions.  Hope you enjoyed the info and stay warm out there!  It's starting to get cold here in the Carolinas!
